The Components of a Mortgage Payment

A full monthly housing payment is usually more than just the loan. Here is what each piece means:

P&I (Principal & Interest)
The core of the payment. Principal repays the amount you borrowed; interest is the lender's charge for the loan. This is the only part that pays down your mortgage balance, and it follows the amortization schedule below.
Property Taxes
Annual taxes charged by your local government, based on your home's assessed value. Lenders typically collect one-twelfth of the yearly amount each month and hold it in escrow until the tax bill is due. Rates vary widely by state and county.
Home Insurance
Homeowners insurance protects the structure and your belongings against fire, storm damage, theft and liability. Like taxes, the annual premium is usually divided into monthly amounts and paid through escrow. Flood or earthquake coverage is separate where required.

If your community has a homeowners association, the monthly HOA dues shown in the calculator are paid directly and are not part of the loan itself.

Frequently asked questions

A standard payment covers principal and interest on the loan. Most lenders also escrow property taxes and homeowners insurance, adding one-twelfth of each annual cost to the monthly payment — the total is often called PITI (Principal, Interest, Taxes, Insurance). If your home is in an HOA, dues are paid separately on top.
